Name, email, phone number, mailing address, date of birth, government-issued ID, Social Security number (for screening), employment and income information, rental history, emergency contacts, and any other information you submit through application forms, the resident portal, contact forms, or direct communications.
  • Information collected automatically. IP address, browser type, device type, operating system, pages viewed, links clicked, referring URLs, and similar technical data, collected through cookies and similar technologies.
  • Information from third parties. Credit reports, background checks, eviction records, and identity verification data from screening providers; payment information from our payment processors; and listing or inquiry data from advertising and syndication partners.

How we use your information

We use your information to:

  • Process rental applications, screen prospective residents, and decide on rental approvals.
  • Prepare and administer leases, collect rent, handle security deposits, and process refunds.
  • Respond to inquiries, schedule showings, and coordinate maintenance requests.
  • Send transactional messages such as rent reminders, lease renewals, and account notices.
  • Operate and improve the Site and the resident portal, and diagnose technical problems.
  • Comply with legal obligations, enforce our agreements, prevent fraud, and protect the rights, property, and safety of Birdhouse, our residents, and the public.

How we share your information

We do not sell your personal information. We share it only as described below:

  • Service providers. Tenant screening companies, payment processors, property management software (including AppFolio), email and SMS vendors, maintenance contractors, and hosting providers, acting on our behalf and bound by confidentiality obligations.
  • Property owners. Where required to administer leases or report on portfolio performance.
  • Legal and safety. When required by law, subpoena, court order, or other legal process, or to investigate suspected fraud or threats.
  • Business transfers. In connection with a merger, acquisition, financing, or sale of all or part of our business.

We use cookies and similar technologies to keep the Site working, remember your preferences, and understand how visitors use the Site. You can disable cookies in your browser settings, but some parts of the Site may not function properly without them.
